About Sunnybrook South
Sunnybrook South is a planned residential neighbourhood in south Red Deer, near the 19 Street and 40 Avenue area. Its development framework belongs to the city’s late-2000s and early-2010s planning period: the neighbourhood area structure plan was adopted in 2008 and amended in 2010 and 2013. That timing makes Sunnybrook South a relatively modern part of Red Deer, rather than a post-war subdivision.
The City-approved plan describes a comprehensively planned community organized around a collector-road network, curving residential streets, crescents and cul-de-sacs. It also emphasizes a linear open-space system associated with Piper Creek, environmental reserve and neighbourhood parks. The plan’s intent was to create a range of residential products rather than a single housing format. Its base scenario allocated most planned homes to conventional detached dwellings, while also allowing detached homes with secondary suites, semi-detached dwellings and multi-family units. The document specifically identifies a west multi-family site that could be apartment-style condominiums and an eastern site anticipated for townhouses. Accordingly, the broad housing picture is detached-family housing supplemented by some attached and multi-family options; the exact mix varies by phase and individual street.
Homes, schools and recreation
School access should be checked by address and grade because attendance boundaries can change. Red Deer Public Schools’ published table groups “Sunnybrook, Sunnybrook Extension & Southbrook” together and designates G.W. Smith for elementary, Eastview for middle school and Hunting Hills for high school. That is useful neighbourhood-level guidance, but it is not a substitute for the board’s current address lookup. The City’s G.H. Dawe Community Centre page also shows the city’s broader school-and-recreation network, although G.H. Dawe is not identified as Sunnybrook South’s designated public school.
For recreation, Sunnybrook South benefits from planned open space and its south-Red-Deer setting. The City describes River Bend Recreation Area as a public destination with River Bend Golf Course, wooded trails, Discovery Canyon, canoeing and fishing, cross-country ski trails and river access. G.H. Dawe Community Centre provides a practical indoor option, with a water park, gymnasium, fitness centre, track and arenas.
From a representative centre point, driving distances are approximately 7.4 kilometres to Red Deer City Hall, 17.4 kilometres to Canyon Ski Resort, 8.2 kilometres to G.H. Dawe Community Centre and 12.7 kilometres to River Bend Golf Course. These are planning-level estimates, not guaranteed route measurements. The neighbourhood’s location offers relatively direct access to central civic services while keeping south and east recreational destinations within a manageable drive.
From a property-search perspective, Sunnybrook South is best assessed at the address level. Review a home’s apparent age, maintenance history, street position, nearby open space, school-boundary status and current competition rather than relying on a neighbourhood-wide pattern alone. Nicole can help put those practical details in context before you decide whether to move forward.
