About Michener Hill
Michener Hill is an established residential neighbourhood on Red Deer’s east side, with a pronounced hilltop setting and a practical central-city location. The City’s Michener Hill East Neighbourhood Area Structure Plan records 421 existing dwelling units in the broader neighbourhood in the 2006 census-era land-use inventory. That supports describing Michener Hill as an established community rather than a recently created subdivision. The same 2007 plan also anticipated additional institutional and residential development, so the area’s character includes both an older established component and later planned change.
Housing should be described conservatively. The City plan identifies a predominantly residential neighbourhood and proposes R1A residential land for semi-detached dwellings in parts of Michener Hill East. It also outlines seniors’ housing, including condominium or apartment spaces and potential single-storey villa-style units associated with Michener Hill Village. Those official references confirm low-rise residential and seniors-oriented forms in the planning area, but they do not provide a complete current inventory of every housing type or construction date. Buyers comparing properties should therefore expect variation rather than a single uniform streetscape.
Homes, schools and recreation
School access is split by 40th Avenue. Red Deer Public Schools lists Mountview School for Michener Hill west of 40th Avenue and Joseph Welsh School for the portion east of 40th Avenue. Eastview is the designated middle school for both sections, while Hunting Hills is the listed high school. Attendance boundaries and school assignments can change, so the school board’s current lookup should be treated as authoritative for a particular address.
Recreation is shaped by the neighbourhood’s hill and ravine landscape. The City planning document identifies existing neighbourhood and nature-trail connections, as well as future trail links along parts of the plan area. Michener Hill is also associated with seasonal tobogganing, while citywide facilities such as Collicutt Centre provide indoor aquatic, fitness and community programming elsewhere in Red Deer. River Bend Recreation Area adds a substantial outdoor option, with golf, wooded trails, Discovery Canyon, canoeing and fishing, cross-country skiing and river access.
Michener Hill is convenient for downtown-oriented trips while remaining connected to east-side and north-side destinations. From a representative centre point, approximate driving distances are 2.2 kilometres to Red Deer City Hall, 10.5 kilometres to Canyon Ski Resort, 4.4 kilometres to Collicutt Centre and 8.9 kilometres to River Bend Golf Course. These are planning-level estimates, not guaranteed route measurements, and can vary with the chosen street, traffic and road conditions.
From a property-search perspective, Michener Hill is best assessed at the address level. Review a home’s apparent age, maintenance history, street position, nearby open space, school-boundary status and current competition rather than relying on a neighbourhood-wide pattern alone. Nicole can help put those practical details in context before you decide whether to move forward.
