A relatively recent, planned north Red Deer neighbourhood with low-rise housing, labelled parks and convenient access to G.H. Dawe, major roads and regional recreation.

About Kingsgate

Kingsgate is a planned residential neighbourhood in north Red Deer, immediately west of Gaetz Avenue and south of Highway 11A. The City of Red Deer identifies it in its neighbourhood-map catalogue and lists the broader planning document as the Kentwood Northeast (Kingsgate) Neighbourhood Area Structure Plan. The City’s current planning material indicates that a neighbourhood area structure plan sets land uses, roads, residential development types, parks, trails, density and infrastructure; the Kingsgate map shows a community that follows that planned-suburban pattern.

The housing visible on the City’s address map is predominantly low-rise residential, with many compact streets, crescents and cul-de-sacs. It shows detached-house blocks alongside some denser-looking townhouse or multi-unit groupings, but the map does not establish construction dates, builder names, tenure or a complete housing mix. A careful description is therefore a relatively recent, evolving suburban area rather than a neighbourhood with a single, confirmed build era. The map also shows undeveloped or non-residential parcels along the highway and Gaetz Avenue edges, so the neighbourhood’s character may continue to change.

Homes, schools and recreation

For families, school access should be checked by address rather than inferred from the neighbourhood name. Red Deer Public Schools’ published attendance table lists Kentwood East and Kentwood West separately, but does not provide a Kingsgate row. That official table assigns Kentwood East to Normandeau Elementary and Normandeau Middle School, with Lindsay Thurber High School, while Kentwood West is assigned to Glendale Elementary and Glendale Middle School, also with Lindsay Thurber. Because Kingsgate is identified separately on the City map and planning documents, those assignments should not be treated as a definitive Kingsgate designation. The public-school division’s address-based confirmation service is the appropriate source for a specific home; Catholic-school options and current boundaries require separate confirmation.

Recreation is a practical strength of the setting. The City map labels Kingsgate Neighbourhood Park, Kovac Park and the larger Kentwood neighbourhood parks, providing nearby green-space references without implying a particular playground, field or trail specification. The municipal G.H. Dawe Community Centre is a short drive away and includes a water park, gymnasium, fitness centre, track and arenas; the facility also houses the G.H. Dawe Public Library branch.

From a representative point near the neighbourhood’s centre, approximate driving distances are 4 km to Red Deer City Hall, 17 km to Canyon Ski Resort, 2 km to G.H. Dawe Community Centre, and 6 km to River Bend Golf and Recreation Area. These are planning-level estimates, not precise route measurements, and can vary with the starting street, destination entrance and road conditions. Kingsgate’s highway and Gaetz Avenue edges make north-side and regional travel straightforward, while nearby Kentwood streets connect it to established services and recreation in northeast Red Deer.

From a property-search perspective, Kingsgate is best assessed at the address level. Review a home’s apparent age, maintenance history, street position, nearby open space, school-boundary status and current competition rather than relying on a neighbourhood-wide pattern alone. Nicole can help put those practical details in context before you decide whether to move forward.

Neighbourhood details, attendance information, amenities and distances should be confirmed for a specific property and date. The map marks a representative neighbourhood centre, not a legal boundary.
