A northwest Red Deer neighbourhood planned from 1998 onward, Kentwood West combines low-density suburban housing, public-school access, parks and trails with convenient reach to G.H. Dawe and River Bend recreation.

About Kentwood West

Kentwood West is a planned residential area in northwest Red Deer, west of the established Kentwood lands. The City’s Neighbourhood Area Structure Plan covers about 55.6 hectares and places the neighbourhood between Taylor Drive, 77 Street, Kennedy Drive and the CPR line. The plan was adopted in 1998 and amended in 2000, 2003, 2018 and 2021. That planning history points to a late-1990s-and-later suburban development framework, while the plan also recognizes some previously developed properties and a transition toward newer housing.

The intended residential character is predominantly low density, with a mix rather than one uniform housing form. The plan identifies low-density single-detached homes, narrow-lot single-family homes and small clusters of semi-detached dwellings. It also allows medium-density housing, including possible townhouses, condominiums or other multi-family forms, particularly near the school/park and trail system. Accordingly, buyers should expect a suburban mix of detached and attached housing, but the official plan is not a current property-by-property inventory; the age and style of individual homes can vary.

Homes, schools and recreation

For public-school access, Red Deer Public Schools assigns Kentwood West to Glendale School for elementary grades, Glendale School for middle school and Lindsay Thurber Comprehensive High School for high school, according to the division’s attendance-boundary table. Boundaries and designated schools can change, and families should confirm eligibility for a specific address before relying on this general neighbourhood description. The City plan also envisioned a neighbourhood school-and-park site, trails and open-space links, although this article does not assume that every planned facility or land use has been built exactly as originally proposed.

Recreation is a notable part of the plan’s structure. City planning documents call for neighbourhood parks, parkettes, a treed natural area and linear trail connections, with space for uses such as play areas and fields. The broader northwest location also gives residents access to citywide facilities. G.H. Dawe Community Centre offers a water park, gymnasium, fitness centre, walking track and arenas; River Bend Recreation Area provides a golf course, wooded trails, Discovery Canyon, river access and cross-country skiing.

From a practical-location perspective, Kentwood West is close to northwest arterial routes and the city’s established urban services, while downtown and south-side destinations require crossing the central city. Using the neighbourhood centre as a reference, approximate driving distances are about 5 km to Red Deer City Hall, 17 km to Canyon Ski Resort, 5 km to G.H. Dawe Community Centre and 8 km to River Bend Golf Course. These are useful orientation figures, not guaranteed route measurements; traffic, access point and route choice can change them.

From a property-search perspective, Kentwood West is best assessed at the address level. Review a home’s apparent age, maintenance history, street position, nearby open space, school-boundary status and current competition rather than relying on a neighbourhood-wide pattern alone. Nicole can help put those practical details in context before you decide whether to move forward.
