A planned south Red Deer neighbourhood with newer suburban housing, labelled parks, school access through broader attendance boundaries, and practical connections to city facilities and regional recreation.

About Inglewood West

Inglewood West is a south Red Deer neighbourhood shaped by planned suburban expansion rather than an old inner-city street grid. The City’s Inglewood Neighbourhood Area Structure Plan was prepared in 2004 and amended in 2008 for land north of Delburne Road, east of 40 Avenue and south of 22 Street. The plan describes land that had remained vacant agricultural property for a considerable period, so the area’s broad development character is comparatively modern and comprehensively planned. The City’s neighbourhood map identifies Inglewood West as a distinct mapped area within this larger Inglewood setting.

Housing is principally low-density residential, with a deliberate mix of lot sizes and housing choices. The plan calls for single-detached homes in both conventional and smaller-lot formats, while also allowing medium-density forms such as row housing and apartments. It specifically anticipates some larger homes, walkout-basement opportunities on steeper eastern slopes, and secondary suites on a limited number of lots. These are planning provisions, not a guarantee that every form is present on every street; today’s listing mix can change as the neighbourhood builds out and homes are renovated.

Homes, schools and recreation

For schools, the most defensible official guidance is the Red Deer Public Schools attendance table, which groups “Inglewood, Ironstone” together and lists Don Campbell Elementary, Eastview Middle School and Hunting Hills High School. Because the published table does not separately identify “Inglewood West,” families should confirm the current designated schools for a specific address with the school division. The City planning document also reserved a school/park site in the broader Inglewood plan, but that should not be read as confirmation of a currently operating school within the West map area.

Recreation is unusually visible in the neighbourhood plan. The City’s Inglewood West map labels Inglewood West Park, Inglewood Neighbourhood Park, Inglewood Junior Park and the Inglewood Detention Pond. The planning framework also proposes connected open-space and multi-use-trail links. For larger indoor programs, G.H. Dawe Community Centre offers a water park, gymnasium, fitness centre, track and arenas, and is also home to the G.H. Dawe Public Library branch and schools. Nearby River Bend Recreation Area adds an 18-hole golf course, mini-links, trails, Discovery Canyon, river access and cross-country skiing.

From a central point in Inglewood West, driving distances are approximately 5 km to Red Deer City Hall, 17 km to Canyon Ski Resort, 9 km to G.H. Dawe Community Centre and 12 km to River Bend Golf Course. Actual mileage and time vary with the starting street, route and conditions. In practical terms, the neighbourhood has south-side access to Delburne Road and 40 Avenue, while its planned parks, paths and residential cells give it a quieter, newer suburban feel than central Red Deer. The combination of local green space and access to citywide facilities is the main location advantage, while school boundaries and exact amenity access should be checked as part of any address-specific decision.

From a property-search perspective, Inglewood West is best assessed at the address level. Review a home’s apparent age, maintenance history, street position, nearby open space, school-boundary status and current competition rather than relying on a neighbourhood-wide pattern alone. Nicole can help put those practical details in context before you decide whether to move forward.
