About Highland Green
Highland Green is a mature north-central Red Deer neighbourhood with a development story that spans several decades. The City of Red Deer’s Highland Green Estates planning document says the area was once part of the village of North Red Deer, annexed to the city in 1957, with substantial redevelopment in the late 1970s and early 1980s. Building continued more gradually through the late 1980s and 1990s. That history gives the neighbourhood an established, lived-in character rather than the uniform feel of a new subdivision.
The City describes Highland Green as a large, stable residential community with a diverse housing mix. Its planning record identifies single-family homes alongside multiple-family development and notes that redevelopment should respect the scale and form of adjoining housing. The document records later examples including semi-detached homes, attached housing and condominium development, so buyers should expect a range of housing forms rather than one dominant style. The City’s 2005 profile counted 1,703 dwelling units and approximately 25 per cent of the community as parks and open space, including escarpment areas; those historical figures are useful context, not a current inventory.
Homes, schools and recreation
School access is a practical feature. Red Deer Public Schools lists Highland Green’s designated public elementary and middle school as G.H. Dawe, with Lindsay Thurber High School as the designated high school. The G.H. Dawe site is at 100 Holt Street, while the City’s G.H. Dawe Community Centre shares the broader school-and-recreation setting nearby. Catholic families should verify current eligibility and programming directly: Red Deer Catholic Regional Schools lists St. Patrick’s Community School as a year-round School of Choice for Highland Green and Highland Green Estates for kindergarten through Grade 5 and Grades 6–9. School assignments and capacity can change, and School of Choice transportation rules differ from catchment attendance.
Local recreation is anchored by the G.H. Dawe Community Centre at 6175 67 Street. The City lists a water park, gymnasium, fitness centre, track and arenas, while the official neighbourhood map identifies school-site parks and G.H. Dawe Community Centre Park. The planning document also points to the escarpment and the community’s interest in better pedestrian and trail connections toward adjacent neighbourhoods, the Gaetz Avenue corridor and Bower Ponds.
Highland Green’s location balances established streets with convenient city access. The City plan places Highland Green Estates east of Riverview Avenue and west toward Gaetz Avenue, with the wider Highland Green neighbourhood extending west to Taylor Drive; the community is also shaped by the river-valley escarpment to the south. From a representative centre point, driving distances are approximately 3.5 km to Red Deer City Hall, 14 km to Canyon Ski Resort, 1.5 km to G.H. Dawe Community Centre and 4 km to Red Deer Golf & Country Club. Actual routes vary by starting street, traffic and destination entrance.
From a property-search perspective, Highland Green is best assessed at the address level. Review a home’s apparent age, maintenance history, street position, nearby open space, school-boundary status and current competition rather than relying on a neighbourhood-wide pattern alone. Nicole can help put those practical details in context before you decide whether to move forward.
