About Aspen Ridge
Aspen Ridge is a southeast Red Deer neighbourhood planned as part of the city’s East Hill growth area. The City’s neighbourhood area structure plan identifies the site at the intersection of 30 Avenue and 22 Street, covering roughly 160 acres. The plan was originally approved as an outline plan in 1998 and converted to a Neighbourhood Area Structure Plan later that year, with subsequent amendments, including one in 2021. Those dates describe the planning framework rather than the construction date of every home, so the community should be understood as a planned, relatively modern residential area rather than assigned a single build year.
The planning document emphasizes a comprehensively designed residential community with a variety of housing products. It allows single-family detached homes and some semi-detached or duplex housing, with most planned lots served by rear lanes. It also identifies opportunities for two-storey residences, including walkout-basement forms, and higher-density housing near an existing tree stand. Consequently, Aspen Ridge is best described broadly as a neighbourhood of newer detached and attached housing, with the exact mix varying from street to street and over time. The plan also reserves land for a central neighbourhood park, open space, stormwater facilities and other public or community uses.
Homes, schools and recreation
For families, school access is established through attendance boundaries rather than an assumption that each school lies inside Aspen Ridge. Red Deer Public Schools currently lists Aspen Ridge for G.W. Smith Elementary, Eastview Middle School and Hunting Hills High School. Boundary assignments and program availability can change, and families should confirm the address-specific designation with the school division before relying on it. The City plan’s original concept included a possible public elementary/middle-school site, but this article does not treat that planned designation as confirmation of a school currently operating within the neighbourhood.
Daily recreation benefits from the area’s southeast setting and road connections. The plan provides for a central park and interconnected pedestrian and roadway routes, while larger facilities are a short drive away. Collicutt Centre, at 3031 30 Avenue, offers swimming, water slides, climbing, field-house activities and other wellness programming. River Bend Golf and Recreation Area adds an 18-hole course, mini-links, practice facilities and extensive riverside parkland.
Using the neighbourhood centre as a reference, driving distances are approximately 6 km to Red Deer City Hall, 9 km to Canyon Ski Resort, 5 km to Collicutt Centre and 9 km to River Bend Golf and Recreation Area. These are practical, rounded location estimates—not precise route measurements—and actual distances depend on the starting street, destination entrance and route. Aspen Ridge therefore combines planned residential streets, nearby open-space elements and access to south and central Red Deer services without overstating amenities that are not confirmed as operating inside its boundaries.
From a property-search perspective, Aspen Ridge is best assessed at the address level. Review a home’s apparent age, maintenance history, street position, nearby open space, school-boundary status and current competition rather than relying on a neighbourhood-wide pattern alone. Nicole can help put those practical details in context before you decide whether to move forward.
